November 2008 Regina, Sk MLS Real Estate Stats
Yes I guess it is official. November Regina MLS stats show the average price has dropped a few dollars - $352 to be exact from October 08. But we are still higher than Nov. 07 prices.
It is not unusual anymore to see listings on the market for months. It is a waiting game. I do see the stats of active listings decreasing daily, so hang in there sellers. We had a high of 1200+ listings a couple months ago and as of today there are 941 listings in Regina.
Don't take your listing off the market. I learnt this a few years ago when I sold a house in Churchill Downs and the sellers agent commented that his sellers wanted to take their house off the market for the Christmas/holiday season and re-list in the new year. He said that serious buyers look during this time and houses will sell, IF they are on the market. I do agree with that statement and encourage you to do the same.
Yes there are costs associated with any property for you and for me, but the chances are higher of the property getting an offer if it is on the MLS market as an active listing. Buyers do a lot of searching on the internet, especially in winter months. Everyone's time will come.
