Many home owners are waiting to list their homes in the spring buying season.
Here are 5 reasons why that might not make sense this year.
1.) YOUR HOME HAS LESS COMPETITION ON THE MARKET
A key factor in selling your home in the winter months, are there are not as many homes for buyer to choose from. Allowing you to be front and center for some of these more serious buyers looking to purchase a home. Also fewer homes on the market creating a greater demand.
2.) DAMAND IS HIGH
Homes are selling at a pace that has not seen since 2007. Supply is low, meaning increases in the net worth and prices of homes. This is a seller's market. Listing now could put more money in your pocket.
3.) LENDERS ARE PAYING ATTENTION
Most lenders will change their processes to accommodate the market. This means they are shifting their processes in closing purchase transactions in a shorter time-line. If you receive an offer on your property and they ask for more than thirty days, I would be asking why!
Lenders understand shifts in the market towards purchases and they make sure they can entertain the purchase transaction and take care of you.
4.) SERIOUS BUYER'S ARE LOOKING NOW
A majority of people are to busy toying with the idea of buying a home. You can be very sure that the ones that are looking are serious buyers. Often new beginings start in January new jobs so there are potentially transferees looking to buy new homes.
5.) INTEREST RATES ARE PREDICT TO GO UP
Take advantage of these historically low interest rates, because they can only go one way and that is up. Acting now could save you a considerable amount of money, keeping your homes expenses low before the interested rates go up.
