To qualify to be a CENTURY 21 Fine Homes and Estates listing, a property must fit into the price range for the top 10% of sales in its market and be a minimum of $500,000. In Richmond, BC being a minimum of $500,000 is not difficult since starter homes hover near there. So where is the top of the market? Since December 1, 2009, 117 homes have sold in Richmond. The top 10% of these sales works out to be properties selling for $1.28 million and higher. The figures remain the same when we look at sales to date this year. Since January 1st, 28 homes have sold in Richmond and again the top 10% works out to a sale price of $1.28 million or higher. These figures are up from the figures going back to January 1, 2009. The top of the market back to last winter covers the 179 highest sales. This means homes selling for $1.228 million and higher qualified as a Fine Homes and Estates property. The highest detached sale in Richmond for 2009 was $2.8 million (including GST) for a brand new home in the prestigious Gibbons area of West Richmond. The house at 6811 Gamba Drive had 5417 sq ft, 6 bedrooms, 6 1/2 bathrooms and was on a 14,549 sq ft lot with a south backyard. Currently there are 62 properties on the market priced at $1.5 million and higher. In 2009, there were 64 homes sold in this upper end of the upper market.
