The Following is a Home selling Process

STEP ONE is for us to sit down together and discuss your alternatives. We'll set an appointment to have an informal, relaxed, person-to-person discussion about the price and time frame you wish to meet. Then we'll go to

STEP TWO, which is evaluating the right marketing plan for reaching your goals. In today's Real Estate Market it's a tremendous advantage to create a complete, individually tailored comprehensive marketing game plan for every home. This plan should include establishing the right price, terms, marketing strategy, and time-line for results.

STEP THREE we'll actually get started with the marketing of your home. There are many things I do to find buyers, including creating special feature flyers for your home, holding open houses, developing advertising, exposing it to other salespeople, and more.The more exposure your home receives, the faster it will sell, and sell for the most amount of money possible. I'll also go over my Merchandising Review Form with you every 30 days to guarantee we're on the right track.

STEP FOUR, once we've found the perfect buyer, I'll negotiate the offer. When we have reached a fair purchase agreement, we can go to

STEP FIVE and actually transfer ownership of the home to the buyer, and get your money in your pocket. There are many details involved in getting the sale closed, and it requires a great deal of communication with a lot of people. My role during this step is to see that all these details are handled quickly and professionally on your behalf.

Inform all closing procedures and policies

Identify and estimate costs for closing

Advise on competitive offers, including appropriate conditions and subjects

Prepare a Legally Binding Contract of Purchase and Sale

Review Contract of Purchase and sale submitted for the seller's consideration

Present all offers promptly and objectively

Negotiate favourable terms and conditions

Advise client to seek independent advice and matters outside the expertise of my knowledge, such as property inspections, legal and other required services

Assist in removal of conditions, completion and possession process

Disclose all fees earned through the transaction.

Free Comparative Analysis of Your Property: In my marketing packages I offer Free Property Evaluation of your property. Before I list your property I shall advise you regarding the listing price and sold price. I shall pull out the sold and active listings in your subarea to compare.

 

Professional High Resolution Pictures of Your Property: Pictures speak thousand of words. I shall call professional photographer who will take high Resolution pictures of your property.

Color Feature Sheets: I shall provide color feature sheets for your property to place inside the house for the buyers who will come to view your property. You will notify me when depleted.

 

New Signs: I shall order a new sign for your property and professional install. If it is strata property and if strata corp. does not allow then I cannot install. I have to respect their bylaw.

Advertising: I shall advertise  on My personal website www.ramdhunna.com, www.realtorlink.ca, www.century21.ca

LockBox: I shall also install a lock box for your property for other realtors to show your property if you are not available to show, or if the house is vacant. It is secure, I can verify who opened the house. Only realtors can open this lock box with the card provided by our Board unless I create a code for someone to open.
