Home Staging | Worth Every Penny

It’s spring time again, and Toronto home sellers are getting ready to list their homes and condos for sale with Century 21 Realtors throughout the GTA.

Selling your home is a big step, and every seller I know wants top dollar for their home, a quick sale, and a satisfying experience. This can be accelerated with Home Staging.

What is Home Staging? In a nutshell, it is the act of preparing your home for sale in a manner that makes it most attractive to the  most number of Toronto home buyers.

 

How can this be achieved? Well, it does not have to be an elaborate and complicated process. It can be as simple as decluttering, applying a fresh coat of paint to that main living room wall, or rearranging furniture.

 

It can, however, be far more elaborate and include removing existing furniture as well as renting new furniture for the period of the listing agreement.

Home stagers understand colour, they understand space, and they understand light. They also understand how these items can be optimally combined to enhance a property.

 
 

Who determines what needs to be done? A Century 21 Realtor should be able to decide at a high level what level of staging will maximize the value of the home or condo.

He/she should then be able to recommend a number of home stagers that can assist. The home stager usually comes in for an initial consultation with the seller for about an hour.

The product of this consultation is a recommended action plan for the seller, including associated staging costs. The realtor and the seller together then discuss what level of staging is appropriate given the costs, and the stager then gets to work!

Does it work? In a word, YES, it does!

  • I recently had a client who sold a bungalow in the Avenue and Lawrence neighbourhood. She did some extensive staging including renting furniture & painting. The total job cost her in the range of $5,000, but she achieved a selling price $50,000 above the asking price with multiple offers.  That’s a 10 X return on investment!
  • On the other end of the scale, I recently had another client who staged his condo himself, and purchased most of the items required at very reasonable cost on sale from Homesense, Ikea and Pier One. He did admittedly have a very good eye for colour and aesthetics. We sold his condo to the first buyer that saw it, for the asking price – no negotiations. The buyer couldn’t stop raving about how beautiful the place looked!
 
So home staging does work, and it does not have to be expensive.
