Will you answer the door or just let someone else get it? Winter is the perfect time of year to purchase that investment property you have been thinking about for the past several years. The January and February markets are traditionally slower which means it is an excellent time to invest in a rental property.
I don't know of any savings account, or mutual fund that has the capability of increasing your investment by 6 to 8% this year. The rental vacancy rate in Winnipeg is still less than 1%!!! If you have made the decision to buy a revenue property this year, do so before the spring market heats up. In doing so you can (hopefully) avoid a bidding war to maximize your investment potential.
Another great way to accomplish this is to look at homes that are already past the offer date. Homes that have been on the market more than 23 days (Wpg's average days on market) are more like to sell at or less than list price.
