Century 21 has been chosen to market a new waterfront development located on Black Sturgeon Lake.
Bells Point Estates offers 14 waterfront front lots each with 400 feet of lake front. In addition to the waterfront lots there are also 5 large rural lots ranging in size from 5 to 10 acres. Each of these rural lots have a boat slip and vehicle parking space on Black Sturgeon Lake.
The roads are in and the work of Hydro installation and surveying will continue over the winter to have the everything ready for spring development.
The development is located in an area designated an "BLS" or Black Sturgeon lake restricted development area. It's due to this designation that each lot in the development will have a minimum of 400 feet of waterfront which is twice what is normally required. As an new owner this will ensure the future privacy of each site. In addition to the unusually large water front lots the property located across the lake to the west is Crown Land. No future development is planned on these lands and therefore the pristine undeveloped view can be enjoyed for years to come.
The developer has also commissioned a Fisheries/Environmental study on the entire shoreline of the development and has identified any sensitive fish habitat which will be protected to minimize the impact on the natural environment.
During the planning and assessment stage there was also an Archaeological study that the owner commission which identified two significant sites which date back over 2000 years. The developers have taken steps to protect these sites and the historical values that they contain.
