4 Mistakes to Avoid When Selling Your Home


Let’s talk frankly here, selling your home IS a BIG deal.  In this market people often lose sight of the fact that getting the MOST money in YOUR POCKET is the prime objective.  If you want to maximize the money you take with you here’s my TOP TIPS to ensure you don’t leave even a penny behind.

1. Not Hiring a Professional Stager

Everyone thinks their home is beautiful.  Maybe it is and then again maybe it’s not.  Your home is soon to be someone else’s home so it has to be beautiful to as many other people (buyers) as possible.  Most competent agents will pay for a stager’s consultation.  Stagers are experts on color, decluttering, furniture arrangement and more.  Take the consult and their advice, it will return the investment in multiples.

2. Forgetting the Outdoors

Buyers will judge your home before they even put a foot on your property.  I’ve even had buyers tell me they don’t want to go in simply based on a ‘gut feeling’ they have based on the exterior.  Be sure to cut lawns, plant flowers or use flower pots.  There’s even a few stealthy ninja tips I have to produce the maximum visual effect for buyer!

3. Hiring an Agent Based on Rate

Homes these days can mostly sell themselves so it seems to make sense to hire the cheapest agent possible right?  Less money to the agent means more money for the seller, at least that’s the thought process.  Sorry but nothing could be further from the truth.  Hiring an agent who will market your home extensively AND be able to negotiate like a tiger will put more money in your pocket.  Think of it this way, if the agent can’t negotiate for their own pay do you want them negotiating for you?

4.  Being Greedy

There’s an old saying in business that says “Pigs Get Fat, Hogs Get Slaughtered!”  It pays to be greedy, but not too greedy or else you’ll get in trouble. If you get too greedy like a hog, you can end up losing it all.  Overpriced homes get ignored by buyers and will often sell for LESS THAN TOP DOLLAR.  In real estate setting the ‘right’ price is very important.  Put it too high and buyers will ignore you but the right price coupled with other ninja tools will get you the most money, often times even MORE than that ‘too high’ price you wanted to start at!
