Should I "Stage" my home?

What is staging?  According to Wikipedia, home staging is the act of preparing a private residence prior to going up for sale in the real estate marketplace. The goal of staging is to sell a home quickly, and for the most money possible by attracting the highest amount of potential buyers. Staging focuses on improving a property to make it appeal to the largest number of buyers by transforming it into a welcoming, appealing, and attractive product for sale.

Consider this...two identical homes, in the same neighborhood are offered for sale at the same time.  Home A is listed and sold in short order, with multiple offers.  Home B sits on the market, requires several open houses and possibly several price reductions to achieve a sale.

Home A owners have moved on to their new home and are happily settled in to their new residence while home B owners struggle and wonder why their home doesn't sell like their neighbors did?

The answer is in appeal.  Home A had all the clutter removed from the property, fresh neutral paint applied, flooring was refreshed and perhaps some furniture was moved or even removed.  The outdoor effects could have been an improved flower bed, weeding the lawn, sweeping the driveway or a number of other 'curb appeal factors'.

Buyers want to be able to picture themselves in this house and feel comfortable right away.  Home builders picked up on this years ago and now have model homes so you can get a feel for what it would be like to live there.

What about the cost you say?  Average costs run from $1,000 to $4,000 depending on the size of your home and nature of the changes.  Your return on this frequently runs 200% to 300% of your investment, not to mention the reduced selling time and impact on your family's life.

Bottom line it's money well spent.  Stating decreases the time to sell and increases the amount of money the seller receives and, many professional staging companies will offer a free consultation so really, you have nothing to lose but everything to gain!
