I thought that some might be interested in a breakdown of 2010 Cape Breton real estate activity (relative to 2009) leading up to the end of November. With 11 months reporting, the results give a good sneak preview of 2010 overall performance. The Cape Breton Region is made up of the following Sub Districts and I have included Inverness. Sorry, time didn’t permit including Richmond County. The following is extracted from MLS® Reports.
The Average Sale Price in Sydney in November 2010 was $117,110, which represents an 18.7% increase over last year’s November average sale price of $98,600. However, the 2010 12-month average sale price of $111,315 decreased marginally 1% from the 2009 12-month average of $112,623.
The Average Sale Price in Sydney/Sydney River in November 2010 was $176,800, which represents a marginal .3% increase over last year’s November average sale price of $176,167. However, the 2010 12-month average sale price of $193,073 is 20% above last year 12-mon. average of $160,302.
The Average Sale Price in the Glace Bay District in November 2010 was $116,429, which represents an 33% increase over last year’s November average sale price of $78,250. However, the 2010 12-month average sale price of $83,317 represents a 2.5% increase over the 2009 12-month average of $81,269.
The Average Sale Price in New Waterford in November 2010 was $26,000, which represents a 55% decrease from last year’s November average sale price of $59,000. However, the 2010 12-month average sale price of $79,078 decreased 11.3% from the 2009 12-month average of $89,183.
The Average Sale Price in North Sydney in November 2010 was $103,800, which represents a 7.3% increase over last year’s November average sale price of $96,764. However, the 2010 12-month average sale price of $100,160 is up marginally by .2% from the 2009 12-month average of $99,995.
The Average Sale Price in Cape Breton County in November 2010 was $184,375. Last year there were no sales recorded for November. The 2010 12-month average sale price of $167,375 is 18.6% higher than the 2009 12-month average of $141,077.
The Average Sale Price in Victoria County in November 2010 was $58,000, which represents a 76% decrease over last year’s November average sale price of $246,750. The 2010 12-month average sale price of $142,700 has decreased 7% from the 2009 average of $154,093.
The Average Sale Price in Inverness County in November 2010 was $159,300, which is a 12% drop from last year’s November average sale price of $180,000. The 2010 12-month average sale price of $117,780 dropped 3% from the 2009 average of $121,300.
