Ask the Right Questions.

OK.  You are now ready to start looking for your next home.  Your first decision is to contract the services of a Buyer Agent.  It is important you recognize the value of having exclusive representation in the search and negotiation  on your next home. When you have made your Agent selection, the next step is to have a buyer consultation with the representative.  This is a process where the representative achieves an understanding of your wants and needs in your next home.  Issues like schooling, access to transportation, shopping, neighbourhood programs, specific features in the home that are absolute needs, price range, location and move date are communicated to your representative.  Then have your representative do a market sweep in your preferred area to determine availability of any suitable homes.  Then have your representative put you on an auto search program.  This is a program where you put your parameters of search into the mls system...and every time a new listing of interest comes on the system, you are immediately notified.  It literally puts you first in line, when suitable new listings become available.  Please remember that you are not the only person looking for that "special home".  Once you receive the information on the property, let your representative know as quickly as possible if you would like to see the home.  Your agent should be consulting with you, constantly asking  questions to define that the home hunting process is on the right track.  That's the measurement of an agent who is trying to put you into the home of your dreams.... not just trying to earn a paycheck.  When you do find a home that fits the bill,  ask the agent to complete a buyer market analysis to give you the knowledge of market values in the area and educate you as to a fair market value on the subject home.  Remember that the market sets the price/value....the representatives role is to bring the market ( buyer) to the right property.  In closing, if your representative is constantly attentive to your needs through questioning, and asking the right questions, you have made a good hiring choice.
