BUYER C.M.A.

You just saw the house of your dreams.  You are overwhelmed with emtoion...you got to have this home.  Its got everything you have been looking for.  The asking price is $329,900.00...you offer $320,000.00.  The seller does not accept your offer and sends it back to you at $325,000.00   You ask your Buyer Agent what he thinks.  The Buyer Agent suggests that a Competitive Market Analysis be completed.  You learn that the highest price a home has commanded on the street in the past two years has been $280,000.00.  The moral of the storey is have your Buyer agent complete a BUYER C.M.A. to give you a guideline as to what to offer.  DO THIS before the offer, not after.
