Basic Home Insurance and Water Damage

This is an example from TD insurance of some different scenarios of water damage to your home. It gives an idea of what normal home insurance covers and what kind of additional coverage you may need to insure your house against water damage. It is always best to check with your insurance company to see how your covered, as this can vary slightly from company to company.

Two kinds of additional water damage coverage could be sewer backup coverage, and above ground water damage coverage. 


Not covered – damage resulting from:

  • Wind-driven rain that penetrates the roof covering or exterior walls with no visible windstorm damage to your home.
  • Improper grading of land causing surface water to drain toward your home and infiltrate your basement.
  • Clogged French drains or weeping tile that causes groundwater levels to rise around the foundation walls and infiltrate your basement.

Covered with optional coverage – damage resulting from:

  • Heavy rainfall that overwhelms the municipal storm sewer system, leading to back-up into your basement.
  • The overflow of eavestroughs where downspouts and/or rainwater leaders are blocked with debris or leaves.

sump pumps & sewers

Covered with your basic home insurance – damage resulting from:

  • A ruptured public watermain that causes water to infiltrate your basement.

Covered with optional coverage – damage resulting from:

  • An overflow of the sump pit because of a sump pump failure due to mechanical breakdown.
  • An overflow of the sump pit because of an electrical power outage.
  • A sewer back-up.

To be covered for these types of water damage, you need to purchase optional sewer back-up water damage coverage

Roof

Covered with your basic home insurance – damage resulting from:

  • Water that infiltrates your roof because of an opening caused by windstorm or hail.

Not covered – damage resulting from:

  • Deterioration or corrosion of your roof.
  • Seepage of rain or snow.
  • Water infiltration due to improper installation of downspouts, eavestroughs, roof vents or chimney flashings.
  • Water infiltration because of improperly sealed roof flashings or vent flashings.

Covered with optional coverage – damage resulting from:

  • Water seeping through roof due to ice damming (a build-up of ice or snow).

Outside walls doors and windows

Not covered – damage resulting from:

Covered with your basic home insurance – damage resulting from:

  • An overflow or leak from pipes, sinks or appliances.
  • An overflow or leak from obstructed pipes, sinks, bathtubs or toilets.
  • Water overflow from aquariums, domestic water containers or waterbeds.
  • Leaks or overflow of improperly installed appliances or mechanical failure of a washing machine or dishwasher.

Not covered – damage resulting from:

  • Moisture problems.
