Regina ranked second best “boom” city in Canada

A robust economy, low unemployment and affordable house prices make Regina the second best city to live in, according to the Canadian Mortgage Inc. The primary consideration was cost of living, crime rates, population growth, salary and overall unemployment rates.

The Top Ten Places to live in Canada are:

Edmonton

Regina

Ottawa

Calgary

Montreal

Quebec City

Toronto

Victoria

Hamilton

Vancouver

Gord Archibald, executive officer at the Association of Regina Realtors® Inc., is not surprised that Regina ranks second in Canada, especially with the economic success and job opportunities the area offers right now, compared to other parts of the country. The economy created new incremental demand for housing in the area. Assuming the economy continues to perform very well and creates jobs, Regina will continue to see newcomers come into the Regina area and that will continue to create demand for housing.

Regina also ranked #6 in MoneySense’s top mid-sized cities to live in Canada in 2013 and #17 out of 200 cities surveyed across Canada.

Click here to read more about the Canadian Mortgage Inc. survey

Are you planning to move to one of the best places to live in Canada? If you currently live in this great city and are considering buying or selling, check out my website @ www.century21.ca/rory.clark. At CENTURY 21 Dome Realty Inc., we have trained professionals in Regina and surrounding areas that can help you with all your real estate needs.
Regina Market softening continues in April

Home sales in Regina and area in April were down from April 2012, based on reports through the Association of Regina REALTORS® Inc MLS® System.

Statistics for April 2012 compared to April 2013:

Sales down 24% - from 411 to 336

Sales in the city down 20% - from 349 to 280

Average sale price up 1% - from $312,412 to $316,606

Average sale price in the city down slightly - from $319,583 - $318,755

Active Listings at the end of April - 1,449, including 803 in the city

New listings in April up 11% - from 623 - 690

Year-to-date:

Sales down 25% - from 1,354 - 1,019

Sales in the city down 22% - from 1,102 - 860

Average sale price up 6% - from $294,787 - 311,896

During the month, homes which sold were on the market for an average of 35 days before selling at an average of 97.2% of asking price. This compares to 31 days and 97.8% in 2012.

April has been the strongest month for sales so far in 2013. There is a good selection of homes available for buyers. With the local economic acitivity, job and population growth, and tight rental market conditions point to a healthy market for the remainder of the spring and summer months.

Are you looking for a REALTOR® to list your home or searching for the home of your dreams? Give me a call at 306-790-3638.

HOUSING CONSTRUCTION AHEAD OF LAST YEAR

While the weather was still cool in March, construction activity in Regina was hot. Building Permits were issued for 390 units in March which almost doubled last year's 170 units for the same month.

From January to March, construction began on 810 housing units, nearly double the 429 units built during the first quarter of 2012.

Regina Mayor, Michael Fougere, said housing is a priority for the city. Building permits are another indicator that our economy is strong and continues to grow.

Commercial construction is also booming with building permits issued in March for a strip mall development on Tregarva Drive, renovations at the Regina Inn on Broad Street, a new apartment to be constructed on Haughton Road, and an apartment on Little Pine Loop.

It looks like new housing and commercial construction in 2013 could surpass 2012 which was a record year for construction in the Queen City.

Are your real estate needs changing? If you are considering a move, please contact Rory Clark at 306-790-3638.
