The Selling Process

 

You can expect the listing of your home to follow a series of events. It may happen in one appointment, but most likely over a few appointments.

 

The listing Presentation: Walking through your home, Going over some comparable listings in your area, and deciding on the market value of your home. Discussing a marketing strategy, and ways to make your home more appealing to buyers.

 

The paperwork: The Listing agreement. The contract between home owner & agent brokerage. Clearly defining listing commencement date and expiry dates, commission price, co-operation details, and more!

 

MLS Data Input: Measuring your rooms, and full disclosure research on the property. I want to know EVERYTHING about your home so I can market it properly and confidently discuss your home with potential buyers and their agents.

 

Staging, Photographs & Virtual Tours- This may be preformed in one or several visits depending on your schedule.

 

Lockbox & For Sale Sign- You will know the code to your lockbox and be able to access your house key at any time.

 

Your house will appear on the “Sales Representative” back end system immediately upon commencement date. It takes 24 hours for your listing (or any changes) to appear on the MLS (www.realtor.ca)

 

 

 

I am available for you 24 hours a day, 7 days a week. I encourage my clients to discuss any concerns with me as needed! Being open and communicating frequently is key to a successful real estate transaction. I can’t help you, if I don’t know there is a problem.

 

 

 

 

 

 

 

Comparative Market Analysis- An easy to read review of comparable homes in the area, and where your house stands in comparison. We will review expired listings,and how many days on the market each home took to sell.

 

Strategy- After the value of your home is determined, I will create a personalized marketing strategy and time line for your home. We will take into account the current market conditions, and location to get as much exposure to your home for a quick sale at top dollar!

 

Home Staging Consultation- I firmly believe that a home stager can be incredibly beneficial in guiding you towards the successful sale of your home, & garnish a higher sale price if used properly. As a gift to you, I offer a FREE Home staging Consultation upon signing a listing agreement. My home stager will walk through your home, Give you tips on everything from paint colour, to furniture placement, & decorating ideas.  If you would like a FULL stage of your home, we can discuss pricing and your options after the consultation. No obligations though!

 

Professional Photography & Virtual Tour- Stand out on the MLS (realtor.ca) with professional digital photography and an elegant virtual tour. This allows for potential buyers to have  good understanding of your home prior to visiting. The result is that your house to be shown to MORE qualified buyers, with LESS interruption to your daily life. 

 

Marketing- Full Social Media package! Reach thousands of the right people with paid sponsorship ads on Facebook, Twitter, Instagram, and/or Kijiji.

 

Professional Flyers- Not just your average “off the printer” flyer. Professionally printed on high quality gloss paper, a brochure featuring your home will greet all potential buyers at the door.

 

Personal, Custom Webpage- Your home will have it’s own personalized URL for quick access to your house’s property details, photos, and just one touch away from contact with me to book a showing! A custom sign rider will prominently display this to “passer-byers” on the For Sale sign.

 

Open Houses- If possible, the Sunday immediately following your home going “live” on realtor.ca, we will host an open house for maximum exposure.

 

Security- High security lock box to protect your key.
