  The home is a living and breathing entity that provides shelter and comfort to its inhabitants. Understanding the home is more than just contemporary finishes, albeit important in its' own, the foundation, the structural and mechanical determine the life of the home and future expenditures and safety. My initial interest in previewing a home for purchase or to sell is to look to the electrical and determining its age, amps and configuration and how many different generations of wire junctions and/or whether its grounded. Inspect the foundation for dampness,spalling and try to determine what has been fixed and what needs or may need to be repaired. Plumbing configurations, leaks and leak repairs, furnaces, the ducts or radiators, boilers and roof conditions and leaks. Insulation and the possible presence of Asbestos...which can be in the insulation, wrapped over pipes and ducts, in the tiles or on the outside as siding. My particular interest in the house's structure and mechanical can provide savings in the future and can be the source of future returns on investment. Purchasing a distressed home with a good structure can yield short and long term gains and knowledge of the market can produce a viable 'Flip' or an older character home with your own personal touches.
