How to Access the Saskatoon MLS® system?

Maybe you're looking to buy a home in Saskatoon or maybe you're thinking about selling your home and you want to see what other homes around you are asking for their homes or maybe you're an aspiring REALTOR® who enjoys looking (and critiquing) listings on the market.  Whatever your reason is, the MLS® system is the key to finding the best information.  But with all those websites out there, how do you know that you're getting all the information that's available.  Some sites aren't updated as regularly so by the time you see the listing, it may no longer be available.  Some sites only display the listings for a particular real estate agent or real estate company.  

Well I've got two solutions for you, because I'm full of answers.  Or full of something anyways... 

  1. Realtor.ca this is the easiest and nicest website to navigate.  They have spent A LOT of money developing this site and it is the most up to date and also the most accurate.  It is updated throughout the day, versus some other sites that are only updated daily or less!  Every listing that is listed on the MLS® system in Saskatoon is on this site.  If it's not here, it's not currently listed.    
  2. Contact a REALTOR®.  Of course, I'd prefer that's it me, but if you contact a REALTOR® in Saskatoon, you can ask them to set you up on an automatic email system that will IMMEDIATELY send new listings to your inbox that will meet your criteria.  This is by far the best way to get the most up to date listings and information.

Also, a REALTOR® can help you out in so many other ways with regards to the MLS® system.  If you called me up or sent me an email just inquiring, "Hey Ryan, I see that my neighbours house has a SOLD sign on it now, can you tell me what it SOLD for?".  Yes, yes I can.  In fact, some people think that this is completely private information that would violate the Privacy Act if given out.  Nope.  There is nothing private about it; it is just a bit difficult to find if you're not working with a real estate agent.  

There's another issue that I'd like to address.  I've been asked questions before like, "when I googled this area, 123 Fake street came up, but it doesn't show up on realtor.ca.  What gives?"  Unfortunately, in the vastness of the internet, there are people who build websites that "scrape" data from other websites.  The unfortunate part is that they aren't regulated by anyone in our system.  They take the information, display it on their websites, sometimes indefinitely.  They have no concerns with the reprocussions of displaying inaccurate listings.  This is just another reason why it's always best to stick with the above two options.  They are regulated and they are the most current for all Saskatoon MLS® Listings.
