A New Year - Buying or Selling?

With the start of another year, for some it can mean the year to buy or sell a home.  If this is part of your new year's resolution here are some quick tips to help you get started.

If you are planning to list, use some of these cold weather days to start preparing your home for the spring market.  It's a great time to de-clutter - one of the most important things you can do to prepare your home for sale.  You can never go wrong with a fresh coat of neutral paint throughout.  While the bold colours may complement your interior design, not every buyer can picture their belongings fitting in and sometimes, this can be a detterent to a buyer.  Fix anything broken - knobs, light switches, railings, etc.  Even minor repairs can make a difference - while the larger maintenance issues are obviously very important, the minor ones can make as big an impact - it shows you care about your home.

If you think you would like to buy this year, start by knowing exactly what you can afford.  Obtaining a pre-approved mortgage is the first thing on your to-do list - it saves you from the disappointment of falling in love with a home you later realize you can't afford.  Think about where you'd like to live - write down the things that are important to you in a neighbourhood; think about the style of home you'd prefer - these all help to narrow down your search and keep it from becoming overwhelming.
