Many people think Spring is the optimum time. In my opinion, its just the opposite. Since just about everyone puts their home on the Market in April, there is an abundance of competition. Buyers tend to keep looking, thinking a bigger, better deal is just around the corner. In the colder months, there is less competition and serious buyers (honestly, who wants to move in the winter? Only someone who is SERIOUS!)
The key, aside from price, is to make sure your home is in absolute prime condition. That means Q-tip clean! No cobwebs outside, a brand new inviting welcome mat, squeaky clean inside. However, all the cleaning and staging in the Universe will not get your home sold if it is not priced correctly. Overpricing will cause your home to become invisible - buyers will look right past it. When you finally do adjust to a realistic price, buyers will wonder "Hmmmm, why is that house still on the market? Is there something wrong with it?" The Salesperson who tells you what you want to hear today, will spend the next six months telling you to lower your price. Price your home correctly right out of the gate, and you will be packing in no time!
