Chris & Andrea will assist you in analyzing your needs, and help you get a clear picture of exactly what it is you are looking for in your home. They will discuss such things as your criteria in homes, financing & time frames; and make recommendations for your best interest based on their market knowledge and professional experience in the real estate business.
If you don’t already have your financing prepared – NO PROBLEM! Chris & Andrea can guide you to the mortgage brokers that they strongly recommend because of the capability, knowledge and professionalism that they have proven on previous occasions of working together over the years. A mortgage broker will shop around with all the different lenders to get you the best rate & options, and at no cost to you! You want to make sure that you are pre-approved before looking at homes so that you don’t get emotionally attached to a home that is not within your means. The last thing you want is to be mortgage-poor.
With Chris & Andrea working as your agents you won’t have the time-consuming hassle of searching mls.ca, local newspapers, signs, driving around your neighbourhood etc. They will pre-screen these properties for you. Once they have found suitable homes they will schedule the appointments and map out these homes for your convenience while viewing; as well as drive you to these homes unless you wish to go on your own. Chris makes it a top priority to be informed on the “hot sheet”; regularly checking the MLS listings a number of times daily; and will inform you of any homes that would suit you. He can also set you up to become VIP buyers; getting emails of new listings sent directly to your email as soon as they hit the market! This will help you to familiarize yourself with the market and keeps you ahead of other buyers; it gets you into these new listings asap to prevent possible multiple offer situations, or finding out the home is already sold by the time you come across it on mls.ca or in newspaper ads. He understands the urgency of getting buyers into that “perfect home” before others see them; in a hot market.
Buyer Representation ~ if you call the name on a sign of a home that is for sale, remember; that agent is actually working for the seller, which means that the seller is their client and they will look out for their best interest! When you are buying a home and are represented by a buyer’s agent, your agent can show you anything that is listed on the professional market; as well as private for sales. And there is no cost to you as the buyer’s agent gets paid from the seller of the home. Your buyer’s agent will put clauses & conditions into the agreement of purchase & sale to protect your best interests. Having your own representation means that your buyer’s agent’s main duty is to you! Your agent owes you the duties of confidentiality, obedience, good faith, full disclosure and accountability. Wouldn’t you rather have someone work for you than against you?
When you find the property you wish to buy, Chris will put together an offer for you. There are many things to consider when doing so such as – recent sales of homes in the neighbourhood that are similar in size, quality and age, conveniences & amenities. What are you willing to pay for this home? They will enable you to have vision with homes that need some updating or work based on their knowledge of the Milton area market; and enable you to make an informed decision on price & advise you as to whether you are making a sound investment or not. They have a very “straight-up” approach when it comes to finding the perfect home and will point out any deficiencies or pitfalls that you may not have noticed while getting emotionally attached to a home.
They will also take the time to disclose to you any closing details or costs above and beyond your purchase price so there won’t be any unforeseen expenses to you that would surely cause stress prior to closing. It is usually assumed that you are looking to spend 1.5% of your purchase price for closing costs, but they break that down for you in greater detail.
Chris & Andrea will ensure that your contract meets all the legal requirements, give you advice on how to create an offer that will have the best chance of being accepted at the best price and terms possible for you. They would also include conditions accordingly to protect your best interest. (ie: financing, home inspection, insurance or other situational specific clauses); and walk you through fulfilling each of these conditions & dealing with any issues or obstacles that may arise when doing so.
After the offer is accepted, it is strongly recommended that you use the services of a professional home inspector; and in some situations they will recommend other professionals/inspectors based on the amenities of the property you purchase. These inspections will ensure that the property is up to standards set fourth in your agreement and to prevent you from buying a property with disastrous consequences. Your lender may also require a formal appraisal at this point.
Chris and Andrea will ensure all required documents are forwarded to your mortgage person & lawyer to ensure you have a smooth, hassle free closing. You would also need to meet with your lawyer to coordinate the necessary documentation, and your insurance broker to ensure that everything meets their standards. This will insure thoroughness, timeliness; and you will learn details of any/all fees you need to know about to enable you to have a quick, easy closing. They will also follow up with you prior to closing to make sure you know what to expect and that you are on the right track to owning your new home!
