Close to one of Toronto's premier mid-size malls, offering proximity to Highways 401, 404, and the Don Valley Parkway, and right on the Sheppard Subway line, developers and purchasers are being drawn to the Bayview and Sheppard area of North York. Subject to an increasingly urban built form since the 2002 completion of the Sheppard Subway (TTC's Line 4), the area's recent towers are being joined by an ever-increasing number of new residential developments, projects which are in various stages of planning, approvals, and marketing, and which are now preparing to make their own mark on the community.
A few blocks east of the Bayview and Sheppard intersection, plans are in the works for a new development at 625 Sheppard Avenue East from Haven Developments and Teeple Architects. The 8-storey boutique condo development would include ground floor retail uses as well as amenities including exercise, wellness and yoga room facilities, and an outdoor rooftop terrace.
Immediately west of the 625 site, is Castle Group Developments' Vida Condos, which will replace all the homes of Cusack Court, and in fact the cul-de-sac itself. The eight-storey HCA Architecture-designed development is currently accepting registrations.
Three blocks to the west of Vida and 625, Chestnut Hill Developments and Fortress Real Developments' Lotus Condos will bring an 11-storey, Kirkor Architects Planners-designed development to the Sheppard and Kenaston Gardens intersection, replacing an existing block of single-family homes with 244 condominium units. The studio, one, and two-bedroom suites start at $299,990, and will be complemented by amenity spaces appointed by Mike Niven Interior Design, including a lobby with concierge, lounge areas, a boardroom, a fitness centre, guest suites, and a spa. In addition, the development will improve the local public realm with 227 square metres of on-site parkland and 249 square metres of ground floor retail space.
At the northwest corner of the Bayview and Sheppard intersection, plans are moving forward for a new project at 500 Sheppard East by Mallpaks Developments. Originally seeking 29 and 5-storey buildings containing 220 units, the fate of the Page + Steele / IBI Group Architects-designed development was recently determined at an OMB hearing. As part of the agreement, the height of the tower has been reduced to 25 storeys while the podium has grown to 9 storeys. The development will include a 557.4 square metre daycare facility with an exterior play space, to be leased to the City for a 99-year term.
North of the 500 Sheppard East site, marketing for Phantom Developments' TeaGarden Condos is well under way. The 12-storey, Kirkor Architects-designed development will bring 111 residential units to Teagarden Court at Bayview. The units at TeaGarden range in size from 484 square feet to 1,119 square feet, residents of which will have access to amenity spaces designed by Tomas Pearce Interior Design Consulting Inc., including a Tea Room featuring lounging sofas, Wi-Fi access, a refreshment bar, an exercise room, a dry cleaning service, and a rooftop lounge offering city views.
While mid and high-rise condo development is the norm close to the Bayview subway station, a few blocks north of Sheppard on Bayview in the midst of stable neighbourhoods, a new low-rise townhouse development was recently proposed for 3057 Bayview Avenue and six adjacent single-family homes to the north. The plans call for their replacement with 22 townhouse units divided into one block of 4 and three blocks of 6 units, all fronting directly onto Bayview Avenue.
More development is proposed to both the west and east along the Sheppard Subway line. UrbanToronto will keep its eyes on continued residential expansion in this area.
