There is still a week or so to go before we close out 2015, but given the numbers to date at the end of November, the president of the Barrie & District Association of Realtors is ready to call it a record year! Bruce Shipley predicts home sales will set a new all-time record, and strong demand has seen homes fly off the shelves so fast that supply is sitting at near record lows heading into 2016. That has also led to a very strong price growth this year. In the City of Barrie, detached homes have sold at an average price of $380,296 - a 9% increase over the same period last year. Townhomes, Links and Semi-Detached homes also posted an increase, with an average selling price in the City of Barrie of $273,119, an increase of 7% over 2014. Condos showed a slight increase, with a year-to-date average selling price of $230,816, a 2.5% increase over the same period last year. In surrounding areas, Essa Township posted an average year-to-date increase of 10% over the same period last year, with an average selling price of a detached home at $392,664. Innisfil posted a modest increase of 4% with the average selling price of a detached home posted at $394,934. The biggest increase was seen in Springwater, where detached home prices increased by 22% over the same period last year, with a year-to-date average seling price of $522,731. As interest rates remain low heading into 2016, it's expected the market will continue to be brisk. Happy buying and selling everyone!
