Part time realtor misrepresents client

Yesterday at 1:30pm I presented a deal on behalf of my buyer to a seller represented by a Royal Lepage office. The agent informs me that my irrevocable date is too early as one seller is out of town and they would need 48hrs. So I suggest he does what he can and get back to me. At 8:30pm I call him to follow up and he tells be that they had a few offers throughout the day and he didn't get in touch with me throughout the process and the property has been sold to someone else.

To begin with our offer was a firm one with no conditions an early closing date and an a price of more than asking. My client was willing to pay an extra 20k over asking price.

Unfortunately for the Royal Lepage client they got less than what we would have given.

So what mistakes did this Part time realtor at Royal Lepage make?

1. He didn't stick to his 48hrs irrevocable proposition.

2. He didn't inform all parties to the deal that there were other offers.

3. He didn't tell represent his seller appropriately.

4. He was in breach of his Fiduciary duties to all parties.

Why can't some people be ethical?

Buyer beware and seller beware of part time realtors!!!
