The sale of property is a complex business transaction. There are distinct advantages to having a REALTOR® who is well-educated, knowledgeable, and experienced. A REALTOR also has access to an array of services which I will consult and recommend to my clients on a consensual basis inlcuding the following:

1. MLS listing:

Advantage of working with a REALTOR® is the far-reaching market exposure your home will receive through the Multiple Listing Service® (MLS®). This co-operative marketing system relays information about your home to a vast network of REALTORS® and therefore, potential homebuyers in your market. The greater the exposure your home receives, the more likely you are to find a buyer willing to pay your price.

2. Property Staging:

I beleive in the saying that "it is always about the first impressions".   Buyers know within the first 30 seconds they are in a house if it is going to be their home. It's an emotional decision. Then while walking through the house, they look for signs to support their initial feeling. Home Staging is about using existing furniture when possible, we create buying signals throughout your home that leave a lasting impression. When you do need a little extra, we have a variety of rental furniture, art and accessories, that are perfect for Home Staging purposes; everything to make your home the best it can be. We guide you on how to prepare for an open house and for every showing after that. With our help, your house or condo will be sold in no time!

3. Open House Marketing Startegy:

I also recommend an open house as a marketing strategy. There are two types: first is an agent's open house, where sales representatives from the listing company will be invited to view your house. If you have signed an MLS® agreement, other REALTORS® may also be invited. Remember, each of these REALTORS® may have a prospective buyer. The second type of open house is a public open house, where members of the public are invited to walk through your home and have a look. It's an efficient way to show your home to many potential buyers at once. The listing agent will act as host, answering any questions.

4. Accurate Property Pricing:

A major issue for anyone selling a property is how much to ask for. Although you may have an idea of how much your house is worth, it's important to have your home valued by a professional on its own merits. Be careful not to price your property too high or too low. If it's too high, there's no sale; too low and you lose on your investment.

A REALTOR® has the research and expertise to provide a market assessment of what similar properties in your area have sold for. They can also provide information on market history, such as the number of properties sold in your community the previous month or year.

5. Marketing Tools and Services:

A REALTOR® has a number of marketing tools and options to promote your property. I use numerous venues to market my clients properties using local newspapers, magzines and my vast network communications within my Oakville community or others.

6. Lawyer services - Property closing:

When buying a new home, there are expenses outside of your mortgage that you will need to include in your budget. To help you, I have created closing cost checklist that you can use to keep track of your expenses. Property closing requires a lawyer to reviews Offer to Purchase, searches the title, draws up mortgage documents and looks after closing details.

. Property Title Search:

This is an important factor when buying a property to ensure the right of ownership over the property. A title insurance will protect your title to your property mainly through undicscovered title errors, survey problems, and even against fraud and forgery. A title search is conducted through the lawyer office which is a detailed examination of registered title documents to ensure that there are no rights over the property that may affect the owner's title. 

8. Property Inspection: 

Buying a house may seem like an endless series of critical, important decisions. When you find the house that is right for you, you need to find a Home Inspector to educate you about the condition of your new home. This is a commonplace and a wise decision, even when buying a newly constructed home; the additional peace of mind that a professional home inspection offers is invaluable. I have access to various OAHI certified home inspectors to accurately inspect your investment.

9. Mortgage Consulting:

Now you have chosen your dream house, there are important Mortgage considerations which I will recommend to my clients to ensure the best financial scenario that fits your status. Some of these important considerations are:

Pre-Approved Mortgage

I recommend to my clients to pre-approve a mortgage to a set maximum principal amount even before you find a house. This will guarantee your interest rate for x amount of days on fixed term loans and can help you establish a price range in which to search for a home.

Accelerated Payment Frequency

A schedule of weekly or bi-weekly payments that allows you to pay more towards your principal, reducing the amount of interest you pay and the life of your mortgage. The accelerated weekly payment is determined by dividing the monthly payment by four, and the accelerated bi-weekly payment is determined by dividing the monthly payment by two.
