A good portion of Shuswap lake waterfront is not easily accessible by road. Fortunately for me, access to these unique properties is not a problem. Should I be present during a showing of my house?
I don't think its a good idea. Quite often potential buyers will be reluctant to talk openly with their Realtor about your home. Also I have found that with the owner present, potential purchasers will spend less time looking at your house.
Make sure that your Agent has given you ample notice so that you have time to prepare your home and plan to have something to do once you leave. Its no fun just driving around the block for an hour.
Also, Insist that your Realtor ask for feedback from all showings. He or she will have to ask the Agents showing your house for feedback . How else are you going to know what buyers think of your house if you don't ask.
My wife and I had a beautiful home in Calgary that had 2 bedrooms and a nice den upstairs and 1 bedroom in the basement. We were happy with the floor plan because we only had one child left at home and as a college student, he loved the privacy of the basement bedroom. The house wasn't selling, I asked my Realtor why, once he started getting feedback for the showing Agents, he said everyone that looked at the house wanted 3 bedrooms up. With Calgary being a city full of high income Gen Xers with young children, that made sense. So, I converted the office to a bedroom with a few small reno's and, Voila, the house sold to a young family with children from Grande Prairie.
Should I get a home Inspection done.
Yes, and your Realtor should write it into your offer. Your financing company will likely require that an inspection being done by a licensed inspector as well. Its better to be safe than sorry when it comes to big ticket items like a roof or the foundation. There is a myriad of things that an inspector will look at and report on that you nor your Realtor will know about just by viewing the house.
If you are a Seller, its not a bad idea to have and inspection done prior to listing your house. You don't want issues coming up down the road that could potentially derail the sale of your home. And if you already have a current inspection done by a licensed Inspector that works for you, often the buyers will accept it as well.

Spencer was born and raised in Dawson Creek B.C. He began his business career working in the family Coca Cola business. After several successful years Spencer handed off his managerial duties to his brother Tim and moved to the Okanagan Valley.
In 1986 Spencer joined ScotiaMcleod as an Investment Advisor and in 1995 he opened the first TD Evergreen ( TD Waterhouse Investment Advice ) office in Kelowna. Working with his clients managing their Investment Portfolios often included guidance on their Real Estate affairs. As a result, Spencer's interest in Real Estate as an investment and Lifestyle choice grew.
Tim has lived in the North Okanagan and the Shuswap for over 22 years, and currently lives on the lake at Blind Bay. His knowledge of the entire area is extensive, so if you are looking for a new home, either on the lake or in town, Spencer and Tim will find you the perfect house at the right price.
