August 2013 Georgian Triangle Real Eastate Report

Georgian Triangle home sales steady in August

Residential sales recorded through the MLS

® System of the Georgian Triangle Association of REALTORS®

came in just slightly ahead of figures from a year earlier in August 2013.

Home sales numbered 175 units in August 2013, edging up by just one sale from the same month last year.

"Resale housing demand remained fairly strong by historical standards in August, just not quite as strong as we saw in July," said Andres Paara, President of the

Georgian Triangle Association of REALTORS®

. "2013 remains in the running to set a new annual record. With just four months left to go, the year-to-date sales figure is still running ahead of every other year on record.""

A total of 1,267 homes have traded hands so far this year. This stands five per cent ahead of the first eight months of 2012.

New residential listings numbered 438 units in August 2013, up four per cent from a year earlier.

There were 1,625 active residential listings on the Association’s MLS

System at the end of August 2013, down eight per cent from year-ago levels. Inventories have been declining steadily since peaking in late 2011.

There were 9.3 months of inventory at the end of August, down from 10.1 months at the end of August 2012. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

The value of all residential transactions in August was $53 million, up five per cent from a year earlier.

Sales of all types of properties numbered 196 units in August, a decrease of two per cent compared to the same month in 2012. The total value of all properties sold in August 2013 was $58.5 million, down three per cent from last August.
