The Benefits of Home Staging

The fact is home buyers tend to select homes based on curb appeal and first impressions. Buying real estate is very much about how a perspective buyer "feels" about a home. Once you list your home for sale it becomes a product, and the idea with home staging is to transform your property into a show piece that will appeal to the highest number of buyers. A staged home can create an emotional connection with the Buyer helping them to envision themselves in the home. Not to mention that Buyers who view staged homes feel that they are better maintained.

The number one benefit of home staging is that it maximizes the equity gain from the sale of the property. Staging often raises the value of a property by reducing the home’s flaws and transforming it into a welcoming, appealing, and attractive product for sale. Staging also help properties sell faster; A faster sale equals less stress. The less objection a buyer has about your home the more likely they will be to produce an offer. Real estate agents are also more impressed and are proud to show your property, resulting in more prospective buyers viewing your property. When your house sells fast, there are fewer showings, fewer interruptions to your daily life and a shorter amount of time to keep your house show-ready.

Staged homes look better on flyers and websites. Over 95% of prospective Buyers shop online for homes before contacting a Realtor, which is why it's important that your home must be in top selling condition as a necessary first step to create Buyer interest. Buyers will typically view many houses before making an offer, but Buyers who visit staged homes remember them better and walk away with a stronger connection.

As home staging has garnered more and more popularity over the years many agents have started offering their own home staging services. These services vary and can include consultations which consists of having a home stager walk through your home and make recommendations of what can be improved (i.e furniture placement or paint colors). Or they can work with the furnishings you already have in your home, or bring in items from their inventory, to transform completely transform the home.

With all the benefits that home staging provides in my opinion it is an essential marketing tool when listing your home.  Home staging should be a must when listing your home for sale! Ask questions when interviewing prospective listing agents, because as beneficial as home staging is, it cannot be used as a stand alone marketing tool.
