● Real Estate Commissions
Everyone loves to save money, however if the criteria for calling a Realtor is a discounted commission, you could be setting yourself up for a fall. Paying a cut-rate commission will often get a sign in the front yard maybe a placement in the Multiple Listing Service, but little additional effort from the agents. Real estate is no different than any other professional service; you get what you pay for. The lower the commission, the less incentive for an agent to put up his/her own money and time to market the home. A full service agent earning a full commission will often drop everything to handle any challenges that so often do come along. Converse to that, agents earning a smaller commission will not have the same enthusiasm and may avoid showing the home entirely, in favor of other homes that pay a full commission. Sadly, a lot of potential buyers may never see your property if you decide to list with an agent that is in the practice of discounting commissions. The money the seller was initially trying to save by paying a discounted commission is most often lost in a lower selling price. A competent full service Realtor earning a full commission can save a seller a ton of stress, frustration, anxiety and disappointment, attract as many well-qualified buyers as possible and maximize a seller’s net profit.
Commissions are only paid when the property is sold and closed. There are no up front fees. All advertising, MLS and webpage placements are at the expense of the listing agent.
