We have looked at the exterior of your home and taken away all of your clutter, now for the most important part, what does the interior of your house look like? I'm not talking about the floorplan, you xcan't change that. What can you change in your home to make it more appealing to others and make it more "sellable"?
First things first, look around to see if there's anything that needs to be repaired or replaced. As mentioned in part 1 of "Getting Your House Ready To Sell - Curb Appeal" it is always wise to hire a professional.
Now, take a look at your floors... Do they need updating? When it comes to flooring my personal opinion is that it can turn people on or way off! But don't worry, I have a few suggestions:
- If you have carpet, make sure it's new. Potential purchasers are disgusted in old, dingy carpets. Newer carpets are way more appealing. (Note; if you are replacing the carpets, make sure you choose a neutral color that isn't too dark or too light.)
- Ceramic tile is more impressive than linoleum.
- If you have hardwood, make sure it is either real hardwood or a high quality laminate. Poor quality laminate is slippery.
- Make sure you don't have carpet in strange places, like the bathroom. Yes, I've seen that done!
Do you have bright colors on your walls? Not everyone has the same "colorful" personality like you. You may want to tone it down a little. Same goes for dark colors. I'm not saying to not have a color pallet, but just to keep it simple. Bright, bold colors, or dark colors might intimidate a potential purchaser. Yes, the walls probably will be re-painted when the new owners move in, but let's not scare them away from making an offer.
Do you have a common theme throughout your house? I'm not going to suggest a theme for you, that's up to you, but I will suggest to keep your theme consistent. This will give a good sense of "flow" throughout your home.
Also, look at your furniture layout. Does it make sense? The way you arrange your furniture can make your home feel good or make it feel small and cluttered. (see "Getting Your House Ready To Sell - Part 2 - De-cluttering")
Remember - You want your home to looks its best. Never be afraid to hire a professional to stage your house.
You may need to put a little money in before you put your house on the market. If you choose wisely where your money goes, you will get it back with the sale of your house.
