West End

The West End is mostly a residential area just west of Downtown Winnipeg. It is bordered by Route 62 (Osborne, Isabel, Colony, and Balmoral Streets) on the east and stretches as far west as St. James Street, the boundary between the old City of Winnipeg and St. James-Assiniboia. The southern boundary is the Assiniboine River and the northern boundary is Notre Dame Avenue. It includes the neighbourhoods of West Broadway, Armstrong's Point, Spence, Wolseley, St. Matthews, Daniel McIntyre, Sargent Park, and Minto. This area has many older homes, some well-maintained while others are fixer-uppers. There have been a number of in-fill homes built in this community, as a result of the former CORE Area Initiative. The community has an active and vocal residents association. The northwest portion of Sargent Park and Minto have some beautiful parks, including Westview.

The West End makes up a community of 9.500 single family residential homes that typically sell in a price range from $50,000 to $200,000.

For the lifestyle choice of condominiums, the West End offers many condo community choices, with styles to suit every taste and budget. They are located throughout the area with easy access to all the amenities and transportation offered in this neighbourhood.

The Winnipeg School Dvision manages the West End schools, with the exceptions of Balmoral Hall and St. Edwards School. There are a total of fourteen schools within the Winnipeg School Division, nine elementary schools, two middle schools and three high schools. The community is close to the University of Winnipeg’s downtown campus, and the Red River College’s campus, just north of the airport.

The community is dotted with many small shops and services. The largest mall in the area is the Polo Park Shopping Centre, which has a movie theatre and includes over 200 stores with anchors such as Sears, The Bay, Zellers, Silver City, The Gap/Gap Kids, Sport Chek, Apple Store (opened 2009), Hollister Co. (opened December 18, 2010) and Forever 21 (opened March 2011, largest in Canada at 38,000 sq. ft.). The commercial area around Polo Park Shopping Centre has expanded rapidly beginning in the 1990s with the building of dozens of big-box retail outlets, restaurants, and a major hot. Nearby are the downtown shopping malls, the touristy Forks Market, and across the Assiniboine River are Osborne Village’s quirky collection of shops.

The West End has a number of smaller parks, though Sargent Park has an arena, outdoor rink, indoor pool, tennis courts, and running track. The area has four other outdoor rinks, three tennis courts, and an outdoor pool. Also popular is Westview Park, which offers great hillside views of downtown Winnipeg. At the west edge of the community is Winnipeg Stadium, home of the Winnipeg Blue Bombers. Other attractions in the area include, the University of Winnipeg, Vimy Ridge Memorial Park, Omand's Creek and Park, as well as many houses, apartment buildings, schools, and an armoury with significant architectural merit.
