Will I need an Appraisal?

Did you know… Banks can only finance the Appraised Value or the Offer Value, whichever is lesser of the two?  The appraisal method of determining value for residential real estate is the Comparison Approach, and appraisers use the same database of information as REALTORS to determine property values.  Appraisers determine value based on what Buyers are willing to pay for a property comparable to yours, today.

Under what other circumstances might I need an appraisal?  It may be a good idea to get an apprasial when you do your estate planning or when arguing estate taxes. It may be beneficial to get a current apprasial if you are going through a divorce or are disputing the assessed value of your home which determines your property taxes. There are many more situations when an apprasial makes both dollars and sense.
