Don't Let Winter Get You Down...

Sell Your Home EVEN in Winter!

Generally, the majority of home sales take place in the spring and summer months, but fall and winter can actually be an excellent time to sell your home as well. Many circumstances lead people to buy or sell homes during the off-peak season; job relocations, changes in financial status or family dynamic. Whatever the reason, winter can be a perfect time to sell your home and take advantage of the lull in the market. Although it means fewer daylight hours to book showings and fewer people house hunting in general; it also means that there will be less competition to attract interest and buyers who can’t wait until Spring, may be motivated to make an offer.

While it may not be ideal to keep your home “Open House Ready” in the season of muddy boots and sidewalk salt, there are things that you can do to increase the odds of selling your home even in the winter. Here are some things to consider…

  1. Lighten Up. Make your home appear warm and inviting to potential buyers with adequate lighting; clean all light fixtures and replace any broken ones. Even if you need to purchase a new lamp or two, it will be worth it when your home is seen in the best light. Keep the curtains or blinds open in the daytime to let as much natural light into every room and try to book showings before the sun goes down.
  2. Clean Up Outside. Make sure that the driveway is nicely cleared and all sidewalks around the home are clean and not slippery. If visitors have to maneuver around piles of snow and ice, it gives the impression that the home is hard to maintain. Keep garbage organized at the curb and take empty boxes away as soon as possible after pick up.
  3. Create Ambiance. Keep the temperature of your home at a comfortable level; turn on the gas fireplace if you have one, light a scented candle or warm potpourri for a fragrance that fills every room. Some people even like to bake a loaf of bread or batch of cookies in the morning to give the house that comforting homey feel.
  4. It’s Not Personal. Potential buyers want to envision their family building a life in your house. The last thing they need is to be overwhelmed with your children’s art work, framed photos and your beany baby collection. Subtle seasonal decorations to accent your décor is fine, but keep the number of personal items to a minimum so as not to distract from the beauty of your home.
  5. Summer Dreams. If the snow has freshly fallen your home will likely look beautiful, otherwise it can be hard to hide the leafless trees, brown lawn, muddy yards and snowbanks. Use pre-winter photographs of your home for the real estate listing as it will give potential buyers a better idea of what your home can look like in the warmer months.

So don’t be discouraged by the cold and wet weather, there are always people looking to downsize or upgrade their homes, or need to buy a home sooner rather than later.
