Getting Your Home Ready For Sale


When selling your home, remember that first impressions are extremely important.  You want to make sure to entice potential buyers into the house with some quick "curb appeal".

One of the many services I provide as a Realtor  is a plan for you to increase you home's "sale-ability" before putting it on the market. I can give you many tips and ideas for low cost and simple fixes that will help attract more potential buyers and sell your home faster.

When it comes to houses, many buyers believe they can judge a book by its cover. In fact, the outside of your home says a lot about what a potential buyer might find on the inside.  Rarely will you get buyers that will venture past the curb if the outside of a home looks shabby and uncared for.

However a fresh scent of paint, some minor repairs, clean windows, and maybe a few flowers, can do wonders to improve your home's appearance.

Some minor home improvements can be a small investment that can potentially add value to your home, at least equal to the cost of the materials, if not more.

One bit of advice I will likely give you, is to not go overboard with major improvements.  Sometimes, big jobs like  a new roof for example, are probably better accounted for, by adjusting your price to reflect the cost of the repairs than by doing the repairs yourself.

Here are some examples of how to make your home more attractive and inviting without blowing your budget:

  • What usually impresses a potential buyer is a home that has been well maintained.  Take a close look at your exterior walls, driveway, garage and yard.  If they look dirty and untidy, thatès where you need to start by giving everything a thorough cleaning. Pay careful attention to things like peeling paint, untrimmed shrubs, loose screens.
  • Mow the  lawn, trim the hedges, weed the flower beds, remove dead tree branches, rake the leaves, sweep the sidewalks, fix and paint the deck or fence, plant a few flowers and do anything else you can think of to enhance your homeès curb appeal.
  • If you have yard and construction debris piled up along the side of your home, or elsewhere, get rid of it.  The exterior of your home should look as uncluttered as the interior.  And, dont forget to include that major breeder of clutter- the garage!  You must be ruthless when it comes to clutter.  If you havenàt used something in a year, give it to charity or recycle it.
  • Well-placed flowers, trees and shrubs can really make the outside of a home look inviting.  Attractive landscaping can also increase the value of a home as much as 10 per cent.  Even without major landscaping, flowers can make a yard look beautiful.  Plant them in garden beds, hang them from railings and porch ceilings or add flower boxes to windowsills.
  • Take a tour of each room, noting what needs to be cleaned or improved.  Repair leaky faucets, change light bulbs of fixtures, oil door hinges, and replace missing or broken cupboard handles.  If you have brightly coloured accent walls, consider repainting or wallpapering these areas with light neutral colours.
  • As your Realtor I will suggest you depersonalize your home a bit.  Your house reflects your personal taste and style and a  potential buyer may be distracted by family photos, trophies or collect-ables.  Its best to keep your home as uncluttered as possible and store your personal items out of the way.
  • Many Of the jobs you'll need to do are things you can tackle yourself include replacing a few roof shingles, repairing loose hinges on windows and doors, fixing storm doors and window screens, caulking window exteriors, and cleaning siding.  If you need advice, check out your local home improvement centre.
