Be Prepared!

                                                                                        

 

My conversations around Real Estate lately have been largely based on what a crazy market it is right now.  The stats for the city of Barrie are:

City of Barrie ‐ Within the City of Barrie, detached residential properties posted an average selling price for  the month of January 2017 of $523,618 an increase of 32% over January 2016.  Residential townhouse, link, and semi‐detached homes in the City of Barrie posted an average selling price  of $397,411 in January 2017, a 38% increase over January 2016.  Condominium sales average for the City of Barrie for the month of January 2017 was $301,115, a 41%  increase compared to January 2016. 

 

People I talk to are concerned about selling because there is so little on the market to choose from.  They are concerned about buying because there are "bidding wars" taking place and that can become very stressful.

 

What do you do?  Move? Stay? Sell and rent?  the possibilities are endless.

 

My recommendation would be to BE PREPARED and by this I mean, have all of your information gathered to make the right decision for you.

 

As you real estate agent what motivates me is to get you the results you are looking for, so here are just a few things to think about:

Ask me questions:  it is so important for you to have all of the information you require to make the right decision.  If you are concerned about buying, let's talk about a plan...what do we need to do to find you what you are looking for and make it happen?  In this market, unfortunately we need to act fast, but if we have met and talked and already have a plan in place, we are already one step ahead.  So, meeting and talking is KEY!    The same holds true for selling!  It goes fast, one minute your house is listed, the next it's sold.  Once again, when we have a plan in place and have already communicated about what you want the end result to be, then the whole process will be far less stressful!

 

Be honest and expect the same from me:  honesty is the best policy right?  Our communication will be open and honest...although hard sometimes it will get us there much faster!!

 

Talk to your lender:   this is SO important!!!  Speak to your lender about what your options are!   Whether you are  buying or selling, this should be one of the FIRST things that you do!  Your lender will guide you through your options and explain what to expect as far as financing is concerned.

 

Just be sure to do your research.  You want to make sure that the "team" (realtor, lender, lawyer, home inspector) you are working with satisfies what you need.  This might mean that you have to speak to a few Realtors or Lenders etc to make a decision on who you want to work with, and that's great!   That's being prepared!    

I honestly believe that if you have "all your ducks in a row", you will find your real estate experience a much more relaxed one!
