In the past decade the average sale price of a detached single dwelling home has increased a total of 147%.

For all you cool cats out there that do have your house on the Market or are thinking of listing. First thing I want you to ask yourself is how long has your home been exposed on the MLS? Second thing I want you to ask is when do you want to be moving out of your home? Reason why I bring these two questions to your attention is that if you are planning of moving, then U need to know that a listing will statistically need s to be exposed on the market for a minimum of 50-75 days until you may see an offer. U then need to count on at least 7 to 10 days for a buyer to complete their due diligence and probably tack on another 3-4 weeks to complete the transaction and make your move. A combined total of 90 to 100+ day process give or take. If your home has been on the market longer than average DOM and your property has had more than 8 ready and willing buyers view your home it’s time to get crack al lackin and adjust the list price.
