Well It's been awhile since I have blogged a market update. No better time than now. So since January 1st 2017 the Fort St John Market has experienced 1067 properties for sale. We are averaging 559 active listings available per month. So far out of the 1067 listings there has been 355 sales. If i was to take a guess of what the final number of sales for 2017 is going to be I would have to say that it be just under the 400 mark. Good news is that as of November 1st we surpassed the total number of sales for the complete year of 2016 which indicates that the market is a bit better this year compared to the last. Currently there are 633 active listing in Fort St John and area by all companies and for all type of properties except commercial and large agricultral holdings. There is enough listings right now to just about satisfy all the Buyers demand for about two years.
If you are a buyer out there this is a great time to take advantage of the market. Statisically you will pay 93% of the asking price on average. Sellers consistently have been adjusting asking prices to initice Buyers and seem to be more open to dealing with lower offers. I suggest to you the Buyers is get pre approved and take advantage of the interest rates and even the Government first time Home Buyers' program.
If you are a Seller keep in mind that statisically you have a 33.3% chance of being successful. What brings success is having the right marketing, price the property properly and have it in the best showing condition possible, In a hard market such as what you are experiencing it is crucial that you keep one step ahead of the market. To do that is to have a Realtor who is not acting solely for today but one that is one foot ahead and prepping for tomorrow.
Now that we are a week into November the cold has set in and we will experience a natural slow down in the market. If you're property is on the market keep in mind that showings and offers will lessen until around February when the Market seems to waken a bit.
