Vernon Neighbourhoods & Information
There are many areas of Vernon that are defined by many different things.
If you are new to the area, the following may be of some help in determining what neighbourhood you should start looking for your new home.
Vernon & Surrounds
Adventure Bay- "Adventure Bay" describes the peninsula that splits the north end of Okanagan Lake. It is reached by following Tronson Road out of town. Hiking trails abound in this picturesque area. Real Estate development has proceeded with careful attention to the natural surroundings of the area. Views of Okanagan Lake are astounding.
Alexis Park- The area west of 34th Street to the base of the hill and from 35th Avenue to 43rd Avenue. A mostly residential neighbourhood including several townhouse developments. Conveniently located close to Kin Race Track, the Multiplex, the Recreation Centre, Curling Rink, the Performing Arts Centre and shopping.
Bella Vista- Properties over to where Bella Vista Road connects to Tronson Road on both sides of Bella Vista Road with the exception of Westmount.A mixed farm, orchards, vineyards and residential area encompassing beautiful views of Okanagan Lake and the picturesque hills and valley. There is much speculation that Bella Vista will grow substantially in the next two decades. An area with lots of future real estate potential.
BX (North & South)- A predominantly rural area which is only minutes from town and 15-20 minutes to Silver Star Mountain Resort. The BX is divided into North and South for real estate marketing purposes, but the area effectively skirts along the eastern boundary of the City of Vernon. The south boundary is Highway 6 and Swan Lake intersection is the north boundary. The BX contains much of the ALR land in the Greater Vernon area. A great area with a good elementary school, BX Elementary.
Coldstream- A highly desirable single-family residential area that borders on Kal Lake to the south, Highway 97 to the west, Lavington to the east and Highway 6 (Vernon) to the North. Coldstream's rural feel and proximity to the lake and huge provincial park make it a favourite for active young families. Coldstream continues to grow, especially around Middleton Mountain where there is much new construction. Schools in this area are excellent; two Elementary Schools, Coldstream & Kidston that both feed into Kalamalka Secondary. Most homes have beautiful lakeviews and Kal Beach with beach volleyball, tennis courts and free beach parking and parking for boat trailers is only a few minutes away. Okanagan College has a campus right in Coldstream on College Way and there is also a connector service to the University of BC Campus in Kelowna.
Commonage- Predominantly rural, this area of Vernon is home to the Allan Brooks Nature Centre. It borders Mission Hill on the Southwestern side and much of this area is occupied by the Army Cadet Camp. There are many playing fields and every July, this area of Vernon hosts the Funtastic Slow-Pitch Carnival. Close to Okanagan College and close to downtown Vernon.
Downtown Vernon - Historic Downtown Vernon, a real conglomeration of housing and zoning, ranging from older houses to duplexes and apartments. The Centennial Drive, 30th Avenue & 27th Avenue areas are popular with seniors as they are close to downtown shopping & the Schubert Centre. There are two French Immersion Schools located in downtown Vernon, attracting pupils from all over the city; Bearsto Elementary offers a full French Immersion program and Seaton Secondary also offers a French Immersion High School program.
East Hill- The area east of 27th Street, north of Highway 6 to BX Road, above Pleasant Valley Road and below Pleasant Valley Road to Silver Star Road, then east to the easterly boundary of the City of Vernon. An extremely popular area due to its central location, quality homes and some heritage homes. Although most homes in the area were built between 1950 and 1985, East Hill boasts some newer subdivisions north of 43rd Avenue. The area contains a few duplexes, but most dwellings are single family residential. Schools for this area include Silver Star Elementary, Hillview Elementary and Vernon Senior Secondary.
Foothills - A sub-division of new and newer homes just off of Silver Star Road in the North BX. Although geographically located in the BX, the Foothills is part of the city of Vernon, and pays City taxes. Even the fire protection comes from Vernon. The Foothills is surrounded by the BX (which is part of the Regional District of the North Okanagan) on all sides. Silver Star Road links it to the City proper. In terms of housing, the lower roads contain housing inventory constructed in the early to mid 1990s. As one goes further up the hill, the housing inventory gets newer. It is a 15 minute (approx.) drive to Silver Star Mountain Resort from the Foothills, and 10 minutes or less to major shopping. Most homes enjoy fabulous views. Many see all three lakes. Night views are spectacular.
Harwood - The area between 27th Street, the overpass, 39th Avenue, and Pleasant Valley Road to Silver Star Road. It is enjoying an increase of interest in buyers as it is located towards the north end of town which is where the bulk of the shopping facilities are. That includes the Village Green Mall, Walmart, Great Canadian Super Store, Rona and much more. Harwood Elemntary School is located within walking distance of most homes.
Lavington- Nestled in the east end of the Coldstream Valley halfway between Vernon (15 minute drive) and Lumby (10 minute drive) it consists of several residential areas with spacious rural-sized lots surrounded by small acreage's. Lavington is a family oriented community with a blend of rural and urban lifestyles. It also has a progressive community educational facility which combines the School & Community Centre under one roof. Residents of Lavington represent all age groups focusing strongly on family values and community involvement. Great family neighbourhood, short walk to elementary school/community center and large park with public (free) swimming pool, baseball park, tennis courts and picnic area.
Lumby - With a population of just under 2000 the Village of Lumby is located 25 km east of Vernon. A friendly rural community, scenic beauty, and a growing diversified economy make Lumby a great place to live. The surrounding area is full of recreational activities including fishing, hunting, swimming and bicycle touring. Experience the great outdoors at close destinations such as Mabel Lake, Monashee Provincial Park or the Okanagan Valley.
Middleton Mountain- Situated just out of Vernon and beside Coldstream, Middleton Mountain is a relatively new sub-division with most homes being less than ten years old. Close to Kal Beach and Vernon Golf Club. Children who live on Middleton Mountain most often attend school in Coldstream.
Mission Hill- The area bounded by 32nd Street, the south side of Vernon Creek, along Okanagan Avenue to Bellevue Drive and South to the Commonage. Mission Hill consists of single-family dwellings (many with suites), duplexes and some apartments. Some properties are on secluded cul-de-sacs and quiet streets and some have city and lakeviews. Mission Hill is close to the hospital and downtown and there is a good elementary school in the area.
Okanagan Landing - The area in and around the north-eastern arm of Okanagan Lake. A real mix of housing types from lakefront properties on Tronson and OK Landing Roads, to manufactured homes in several popular parks. All kinds of recent developments here. From townhouses to apartments, to strata communities and tourist commercial. Overall, an area with lots of future potential. The Landing is definitely an area to keep in mind for investment purposes. Boaters and beach-goers will also appreciate the Landing. Beaches include Paddlewheel Park and Kin Beach. The Vernon Yacht Club and Blue Heron Pub and Marina are located here.
Predator Ridge- World-class destination resort. A golf course that has won numerous accolades. Craftsman-style homes that fit seamlessly into the spectacular setting. Located only a 10 minute drive south from the heart of Vernon on Highway 97. A World Class European style resort owned by the Swarovski family, "Sparkling Hill" has just opened beside the Predator Ridge Community.
Silver Star- You can easily fall in love with Silver Star’s fairytale village. Inspired by a typical nineteenth century Victorian architecture, this town is a true winter wonderland. Brightly coloured store fronts and boarded sidewalks provide a unique ambiance that radiates fun, enthusiasm and excitement for the whole family. Guests are attracted to the warmth and safety of the town which hosts skiiers from all over the world each winter. Properties include Condos, Townhomes and Single family dwellings. Families living in Silver Star are serviced by Silver Star Elementary School and bus routes run all school year.
South Vernon - There are many multi-unit properties here, including townhouses and duplexes. There is certainly potential for rental income in this area. The newer section of South Vernon, which is closer to Fulton, and the area between Okanagan Avenue and Vernon Creek, south from the intersection of 43rd Street and Okanagan Landing Road to Graham Park. There are quite a few rental units close to Schools, which provides a good family area. The area is generally flat and there are several cul-de-sacs.
Swan Lake - Located in an area of small acreage's, orchards and hobby farms overlooking SWAN LAKE. Just minutes from schools, downtown, Kalamalka and Okanagan Lakes, golf and world class skiing at Silver Star Mountain!
Westmount- The area south of Bella Vista Road to 27th Avenue and from Heritage Drive to Richfield Place. A favoured family area. Schools are Ellison Elementary and Fulton Secondary. Both schools are quite new. Located approximately mid point between Okanagan Lake and downtown. A great little strip mall near the junction of 27th Avenue and Okanagan Landing Road enhances the shopping in this area.
Westside Road- The area on the Northwest side of Okanagan Lake and west of Vernon, access is by Westside Road from North of Swan Lake. Owned and operated by the Okanagan Indian Band, most properties in this area of Vernon are on leased land. Close to Okanagan Lake, many residences here are comprised of summer cabins and holiday destinations as well as campgrounds.

Don has always loved to sail. He and his family lived aboard a sailboat for 20 yrs, where he and his wife home schooled their 3 children to grades 11, 8 and 3. Don enjoys growing orchids and has a collection of close to a hundred plants, some quite rare. He is the President of North Okanagan Orchid Society. He enjoys making specialty wines from locally grown Okanagan fruit and berries. Magic is another of Don's passions. He is a member of the Okanagan Society of Magicians in Kelowna. Winter in Vernon often finds Don up Silver Star snowboarding.
Besides her grandchildren Jacqui loves being active. Whether it is swimming at the Vernon Recreation Complex, cycling out to Ellison Park, Armstrong or Enderby, racewalking around Vernon or hiking Silver Star or Enderby Cliffs there is always some way to be active in the North Okanagan. The summer finds her swimming in Okanagan or Kalamalka Lake. Her other passion is Organ Transplant awareness and believes everyone should be a registered organ donor. Jacqui supports the David Foster Foundation, as thanks to their continued support her beautiful granddaughter is living a great life.
