Well the definitely appears to be leveling in the market.  The average sale price is slightly down from June with the median house price for the month being $350,000 (SFD).  Inventory was also slightly down from July but the absorption rate definitely shows leveling.  Single family dwellings in the under $400k price range continue to be the most active (329 sold), homes in the mid range (500-600) show smaller numbers, as to be expected, at 112, while the higher priced homes (over 700) still struggle to find a market (33) where two years ago they were the norm.  Savey buyers and truly motivated sellers are working well together.  Having said that, buyers who thought they had the whole market in the palm of their hand are finding that multiple offers are not a thing of the past.
