Who said the market is slowing down?
Our first step in the sale of this property, as with most, was to do research, research, research! Of course, sometimes history doesn't dictate what will happen in the future, but with Real Estate it certainly helps when you know exactly what your competition is and what similar homes are selling for. We spent several hours ensuring we were going to market with the right price and that we would market it to the right buyers. We needed to ensure that the price we were going to offer the property at would attract a lot of buyers but also get us top dollar. To get top dollar though, we had some work to do!
We have to say that the seller of the property was great to us and took the time to understand what it would take to sell the home for top dollar and in a reasonable amount of time. We had a vision and we were luckily enough that we all agreed on that same vision. Create a move-in-ready, spotless home, that welcomes you from moment you walk in. Appeal to a large crowd, but market towards a small family or first-time home buyer. We were clearly going to sell this home to a buyer that had a budget in mind and that wouldn't have the extra money or time to do any work.
The seller being experienced with selling Real Estate, decided, with our advice, that having the home completely painted, landscaped and staged was going to yield a great return and was well worth the time and risk.
We called in the services of Suzie Findlay of Divine Home Staging to assist us and the owner in setting up the home for success. With Suzie, the home owner and The Kormendy Trott Team at the property, we met for several hours and then started creating our checklists and our Staging Action Plan. With Suzie's guidance, we chose colours, furniture, accessories and the layout of how it would all look and come together. Suzie was great help and even did most of the shopping for us!
Our goal? Make this place look amazing! If it looks great in person, it will look good in our advertising and online!
Clearly, after everyone's hard work and money spent on upgrades, the house looked amazing and it was now ready for us to put our marketing and advertising plan into action.
What did we do next?
We created the listing with a unique web domain www.colliscourt.com
We had over three hundred HD photos taken and a custom HD video posted to YouTube immediately!
We had our Century 21 sign installed on the front lawn with a customized addition that included a QR code that would allow the prospective buyer to text us for immediate info, a 1-888 number that would give buyers easy access to contact us or for audio details, and of course, we wanted to show off the website we set up for the property.
We started to prepare our print materials, which included a full hi-gloss, multi-page, heavy-stock feature sheet that would be given to any visitors to the property and hand-delivered to all the neighbours.
We advertised the listing on Google, which included a highlighted Ad Word search so our listing came up first!
We IMMEDIATELY posted the listing on Facebook, Oodle Marketplace, Twitter, Linked In and Pinterest.
All this was done on day one of the listing. Within 36 hours, we had 20 showings on the property and started getting some serious interest already, so we went to work! With multiple offers registered, we were ready to negotiate the best deal for our client, which a few hours later, became a deal that everyone was happy with.
The only part of this sale we didn't like was the fact we didn't have two of these homes to sell! It's a hot market right now and there are no signs of letting up.
