Our first step when listing a property is to ensure we fully understand the needs and expectations of our clients. This usually consists of a lot of questions just to make sure that everyone is on the same page and aiming for mutual goals.
The sellers, in their late 70's, decided that moving out west to be with their children was a good way to spend the rest of their retirement years. They were the first owners to live in the home and after 11 years, we had some work to do to prepare for the sale and we had to have a strategy that would get this home sold quickly, and for top dollar.
This was an extremely unique property in a highly desirable area of the Lisgar district which is in the west end of Mississauga. There are only a handful of these raised bungalows in the area, and only a few that back onto the park. While the home hasn't been upgraded throughout the years, it has been very well maintained and the above-grade basement with walkout had been fully finished including an additional bathroom and bedroom. We knew we had something special here and we were very excited to get the opportunity to stage this home and market it to get it sold. Let's just take a second to talk about "Market Value". A home is only worth as much as someone is willing to pay for it, but in order to achieve Market Value, the home must be marketed to the widest audience possible, allowing enough time to find buyers and for them to do their due diligence, assuming that the buyer and seller are not under any duress to complete the transaction. Since the only comparable home sold over two years ago, it was difficult for anyone to pin-point the Market Value of this home. We knew what it should be worth, but that magic number of what someone is willing to pay can be two very different numbers.
We priced the home aggressively for a quick sale at $492,900. Knowing that this would create a lot of interest right away, we decided to wait one week to review purchase offers, if we had any. After four successful open houses and over thirty showings from interested buyers, we had NINE offers and THREE of them were clients that we represented ourselves.
The end result? We sold the home in a week for 114% of asking price and the sellers and buyers are both extremely happy. That's what we call "real estate done right"!
