June 2013 Saskatoon Real Estate Market Recap

The Saskatoon real estate market witnessed 472 firm sales, the most active June since 2007 when 479 sales were reported to the local MLS. For those of you who forgot, 2007 was the time of real estate boom phenomenon. It’s quite the feat to nearly equal the numbers from 2007 in terms of sales volume. Let’s take a closer look at how things have progressed since June 2010.

Incrementally we have seen the average prices in Saskatoon real estate market gain consistently at least 5% in value every year from these June figures. We have also seen sales volume numbers increase incrementally each year, while the days on market tends to be rather inconsistent.


In terms of new listings, 2013 June numbers show that this was a relatively active June as there were 752 new listings posted to the market during that period. In 2012 there were 721 and 2011 there were 721.


Last Week Review – July 1st – 7th


Sales numbers dipped significantly from a staggering 131 firm sales in the last week of June to only 89 firm sales in the first week of July. The average price last week was just $328,405 while it was $369,058 during the previous week. Also a solid 172 new listings were posted to the local MLS.

Look for numbers to rebound slightly after the long weekend likely hurt sales numbers last week.
