Saskatoon Real Estate Market Report - August 15, 2011

Real estate sales in Saskatoon rebounded last week after taking a nose dive two weeks ago as 80 sales were reported to the local MLS last week. Two weeks ago there were only 61 sales in the Saskatoon area, which is a jump of 19 sales from week to week. The sales numbers are also ahead of the 2010 pace when 66 homes were sold during the period. We are seeing above average activity in the market, however things are starting to cool off in comparison to earlier in the summer where the Saskatoon market eclipsed the 100 sales mark numerous times. In terms of new listings there are 3 less than the previous week and at the moment there are 1410 listings (820 single family, 508 condominiums) on the Saskatoon MLS. This number is 39 more than the same period last year and a slight jump from last week. New listings of houses and condos inched lower on a week-over-week basis falling just three units to one hundred and eight, just five fewer than were offered for sale during the same week in 2010. The average sale price in Saskatoon was just over $300,000 last week and the average selling price was roughly $11,700 under asking.
