Saskatoon Real Estate Market Review - May 2nd 2011

Sales numbers in the Saskatoon real estate market continued their impressive pace last week as the highest number of sales was recorded during the period. A total of 94 sales were recorded on the Saskatoon MLS which is up 11 from the previous week and on par with the numbers from the same period in 2010. Listing activity had been rather stagnant of late, however last week there were a total of 118 properties were listed during the period which is 24 more listings than two weeks ago. However when comparing year over year, the 2010 numbers are most impressive when 139 homes hit the market during this same period. Currently there plenty of listings on the Saskatoon MLS as 1310 are on the market (753 single family homes and 489 condominiums), which is up slightly from the same period in 2010. The average selling price in Saskatoon last week was just over $330,000 which is quite high and suggests that the majority of the activity was focused at the top end of the market as it is $16,000 higher than the week previous. A few sellers got overbid prices last week, 15 sellers had selling prices close to asking and the latter 74 sales had an average asking price roughly $8,800 under asking price.
