Saskatoon Real Estate Market Review - May 9th

Two weeks ago we witnessed a very productive real estate market in Saskatoon and last week the momentum carried over. In Saskatoon there were 91 firm sales reported to the local MLS which was just 3 less than the week previous and 8 higher than last year’s figure. Listing activity was also very strong last week as 164 new listings were posted on the local MLS, which is up 46 units from the week previous and one more than the same period in 2010. Currently there are 774 single family homes and 490 condominiums which make up a large chunk of the current 1328 listings on the Saskatoon market at the moment. In 2010 there were 1254 listings (722 single family homes and 444 condominiums), which is evidence that selection is significantly better at this time. Last week the average selling price was $316,112 which is roughly $16,000 higher than last year’s numbers for the same period. Last week the average selling price was $9,158 less than asking, while 4 sellers got a higher price than asking and another 9 achieved their asking price.
