Saskatoon Real Estate Market Update: July 25th

Last week the Saskatoon real estate market continued an above average pace, however in terms of recent activity sales numbers dropped slightly. In Saskatoon 95 sales were reported on the local MLS, which is 8 less than the previous week and just 7 more than the same week in 2010. New listings in Saskatoon continued a steady pace which was nearly identical to the figures from the previous week and the same period in 2010. Currently there are a total of 1416 listings in Saskatoon (914 single family dwellings and 469 condominiums). In comparison to 2010 there were 1368 properties, suggesting that the market in 2011 is slightly more active. The average selling price in Saskatoon last week was on par with recent activity and finished at $297,261 last week. The average selling price was roughly $9,500 under asking price which is also on par with recent averages. Ultimately there have been no surprises in the Saskatoon market, at the same time we are seeing above average performance in terms of sales numbers and listings.
