Saskatoon Real Estate Review: Dec 13th

Last week in the Saskatoon real estate market sales were on par with the recent trends as 55 sales were reported on the local MLS, which is 1 less sale than the week previous. Saskatoon witnessed an increase in the number of listings 2 weeks ago, however last week only 64 were posted on the MLS. In comparison to 2009 when 68 listings were posted to the local MLS during the same period, the Saskatoon real estate market is following a very similar pattern. In terms of overall listings we are finally under the 1000 mark in Saskatoon as there are currently 996 listings on the market (544 single family dwellings and 395 condominiums). In 2009 there were 802 listings during the same period and listing inventory continues to be much higher than it was last year. It seems as though the most activity is occurring in the lower end of the market as a large majority of the sales were under the $400,000 mark. In reflection of this activity, the weekly average selling price hovered around the $280,000 mark. Average selling prices were roughly $9,800 under the asking price for the week.
