Saskatoon real estate market review Jan 30-Feb 4th.

Last week in the Saskatoon real estate market sales dipped slightly as there were 56 firm deals reported to the Saskatoon MLS, which is 8 less than the previous week. In 2011 there were 51 sales reported, so year over year we are seeing a slight gain and everything is pretty much status quo for the moment. The average sale price in Saskatoon last week was $329,829 which is quite a bit higher than usual as we likely saw more action in the higher end of the market to skew the average upwards. The average selling price was $8,460 under asking price, while only 3 of the 56 sellers achieved asking price or greater. As potential sellers are anticipating a demanding market with low interest rates, new listings in Saskatoon totalled 157 for the period which was 70 more than the week previous and 31 more for the same period in 2011.Currently there are roughly 990 active listings on the local MLS consisting of 303 condominiums and 659 single family dwellings.
