Saskatoon real estate market review: May 21st to May 27th

Last week in Saskatoon there were 99 (68 single family, 27 single family) recorded home sales on the local MLS which is a drop off of 12 from the previous week and up 15 from the same period in 2011. The average sale price last week was $345,478, which is right on par with the previous week. It should be noted that the average days on market shrunk to 24 from 27 two weeks ago as homes begin to sell faster. Last week 7 sellers achieved more than asking price, 11 received asking price and with all sales considered, the average sale price under asking was $5217 which is quite average of late.

Currently there are 1250 active listings (751 single family, 418 condominiums) in Saskatoon, while there were 156 new listings (112 single family, 36 condominiums) posted to the local MLS last week. In 2011 there were only 114 listings posted to the Saskatoon MLS, however there were more than 1350 total listings in Saskatoon. It was anticipated that listing activity would grow and ultimately reach the levels we were at last year, however as long as sales are brisk and listing activity remains status quo, numbers should stay roughly the same.
