Saskatoon real estate market review: Nov 5 - 11

Last week there were 72 firm sales (48 single family, 21 condominiums) in Saskatoon, which is quite underwhelming. Recent numbers have suggested somewhat of a slow-down as two weeks ago there were 77 sales reported. The average sale price within the last few weeks has fluctuated. Last week the average price closed out at $322,312, while the average price two weeks ago was $357,282. The reason for the higher average a few weeks ago was 12 listings sold over $500,000 and one sale over $1 million. Last week the average days on market was 42 and the average sale price under asking was $6956, these numbers are average in comparison to recent weeks.

Currently there are 1088 active listings on the Saskatoon MLS (651 single family, 346 condominiums), which is over 100 less listings than the same week period in 2011 (701 single family, 402 condominiums). Last week there were 106 new listings (67 single family, 32 condominiums) posted onto the local MLS.
