Saskatoon real estate market review: October 22 - 28

Last week the Saskatoon real estate market bounced back as there were 81 sales that took place in Saskatoon, which is 24 sales more than the previous week. Last year during the same week period the amount of sales was nearly identical as there were 78 firm sales reported to the local MLS. Last week the average sale price in Saskatoon was $318,394 which is roughly $3000 higher than the average sale price in 2011. Last week the average days on market was 37 which is very similar to recent weeks, while the average sale price under asking was $7384.

Currently there are 1174 active listings (704 single family, 376 condominiums) on Saskatoon MLS which is a significant drop off from two weeks ago when there were 39 more listings. In 2011 there were 1215 listings in Saskatoon, which isn’t a dramatic difference year over year. Last week there were 103 new listings posted to the Saskatoon MLS (69 single family, 29 condominiums), which is a drop off from the 123 posted 2 weeks ago.
